Not every plumbing problem is an emergency, and treating them all as one is expensive. Treating a real one as routine is more expensive still.
This guide covers where the line sits, what to do in the first few minutes, and what emergency service actually involves.
What Counts as an Emergency
Call now:
A burst or actively leaking pipe
Flooding of any kind
Sewage backing up through drains
A water heater leaking from the tank body
No water at all
Any gas smell, though the utility gets called first
This can be scheduled:
A dripping faucet
One slow drain
A running toilet
Low pressure at a single fixture

The First Ten Minutes
Shut off the water. The fixture valve if the problem is isolated, the main shutoff for anything larger. This is the single step that limits the damage
Electricity: be careful here. If water is near outlets or the panel, do not operate switches while standing in water. CDC guidance on flooded homes is to call an electrician rather than wading to a panel yourself
Contain what you can. Buckets, towels, and something to keep water off finished flooring
Photograph everything before cleaning up. Insurers ask for it
Call and describe the situation, so the right parts are on the truck

What Emergency Service Involves
A realistic arrival window. Not a slogan. What today or tonight actually looks like given what else is running.
Containment guidance on the call, so the damage stops before we arrive rather than after.
Diagnosis of the cause, not the symptom. A leak that appears at a fitting is often a pressure or corrosion problem further back. Fixing the visible part alone means the same call again.
Stocked trucks, so the job finishes on the visit where possible.
The rate quoted before dispatch. After-hours work costs more, and you should hear the number before we send anyone rather than see it on an invoice.
The Common Emergencies

Sewer backups. If several fixtures back up at once, the problem is the main line. Stop using water throughout the house. Our guide to sewer line warning signs covers what leads up to it.
Water heater failures. A tank leaking from the body cannot be repaired. Shut the cold supply valve at the top and cut power, or turn a gas unit to pilot. Our guide on why a water heater stops working covers diagnosis.
Overflowing toilets. Close the shutoff behind the toilet. If it will not turn, lift the tank lid and push the flapper closed by hand.
Gas line problems. Utility first, always.
Why the Timing Matters More Than the Repair
The plumbing job does not change much between midnight and morning. The damage does.
Water moving through drywall, along joists, and under flooring for eight hours is what turns a plumbing bill into a plumbing bill plus a restoration contractor. Mould establishes within days once a cavity is wet.
Insurance treats the two differently as well. Sudden accidental damage is generally covered. Damage that worsened because it was left is more often disputed.
On Cost
Emergency and after-hours work carries a higher rate than scheduled work. That reflects overtime dispatch and pulling a technician off planned jobs, and it is worth being straight about rather than implying pricing is identical at 2 am.
What we do is tell you the rate before dispatch. For an active leak, the premium is almost always less than the additional damage from waiting. For a dripping tap at midnight, it is not, and we will book you for the morning instead.

Choosing an Emergency Plumber
Verify the license. Washington requires plumbing work to be performed by certified plumbers employed by a licensed contractor. The state Department of Labor and Industries lookup returns license status, bond, and insurance in about a minute.
Ask about realistic response times, not availability claims.
Ask the after-hours rate before agreeing to dispatch.
Ask whether the truck carries stock, so you are not booking a second visit.
Preventing the Next One
Find your main shutoff today. Confirm it turns, label it, and make sure everyone knows where it is
Book an annual inspection. A whole home plumbing inspection catches corrosion and a failing water heater while they are still scheduled work
Insulate pipes before winter
Install leak sensors near the water heater, under sinks, and in the crawl space
Replace aging appliance hoses. Braided steel washing machine lines are inexpensive and prevent a common flood
Check your insurance so you know what water damage is covered before you need to know
